A 230/115 kV site seeking a funded development partner

Territory Holdings controls land near a 230/115 kV substation in the US Northern Plains, with a targeted 10 to 20 MW first phase. The next step is the utility’s large-load process, and it needs a partner that can pass a financial screen.

Being confirmed

Fiber nearbyOperator and service details in the site brief

The substation is nearby.

The land is under option.

The power is not yet studied.

The next step takes a partner who can fund it.

Who it is for

Built for developers who can carry a site to power

Most large sites are planned for hundreds of megawatts. This one suits a smaller first phase, if the studies support it.

Developers and investors

Fund the path to power and build

Lead the utility process with us, then build and own the project. This is who we are looking for first.

Private capacity, through a partner

For organizations planning their own AI capacity over several years, usually through an operator or developer.

For enterprise teams

Why it matters

Time to power is the constraint

Large grid connections can take 5 to 10 years in crowded markets. A smaller load near existing transmission may avoid part of that wait, but only the utility’s studies can show how much.

Existing infrastructure

A substation rated 230 kV high side and 115 kV low side, with an open bay reported, and land nearby with few neighbors.

A usable size

A first phase one operator or a few tenants could fill. Any expansion would depend on further studies.

Cold climate

Northern-tier temperatures support long seasons of free cooling.

What does a power block support?

A rough calculation for your own hardware. At 10 MW, a PUE of 1.25 and 50 kW per rack, you get 8 MW of IT load and 160 racks.

8.0 MWIT load
160racks at that density
10 MW

Illustrative arithmetic only: IT load is utility power divided by PUE, and racks are IT load divided by power per rack. It is not a design, an offer or a statement of available capacity.
