A small-MW site for AI and colocation operators

If you serve enterprise AI customers, you need powered sites you can bring online in phases. This site has a 10 to 20 MW target first phase, near a 230/115 kV substation, and power still to be studied.

One way to phase a 20 MW target: four 5 MW customers. Illustrative, not yet studied.

The short answer

We offer site rights on land near a 230/115 kV substation. The utility has told us the project must go through its large-load process, and that process has not started. You would need the financial strength to pass its screen and fund the studies, or a partner who can.

What you would want to know first

  • Power: 10 to 20 MW target first phase, not yet studied or reserved. Expansion depends on further studies and buildout.
  • Fiber: reported nearby. Operator and service type are being confirmed.
  • Backup: gas options are being assessed. Plan on the grid as primary supply.
  • Permitting and line: county permitting and a connecting line are required.
  • Climate: a cold northern climate supports free cooling.

Why it can work for operators

  • Modular and containerized systems suit phased power.
  • A first phase could serve one anchor or several 5 MW customers.
  • Commercial structures are open, including sale, partnership or retained upside.

What we ask of you

An NDA and non-circumvention agreement before location details, and evidence that you can fund the utility process and the project.
