A site for a developer that can fund the path to power

Land near a 230/115 kV substation in the US Northern Plains, with a 10 to 20 MW target first phase. We bring the site and the local work. We are looking for the developer who brings the balance sheet.

  1. The siteTerritory brings site control and local work
  2. The fundingYou bring financial strength and study funding
  3. The utility processScreening, studies and agreements, together
  4. The projectYou build and own it, or we structure a partnership

The short answer

We are looking for a funded partner or buyer to take this site through the utility’s large-load process and develop it. We do not plan to build or operate it ourselves. We do not call it powered land yet, because the study has not been done.

Why a partner comes first

The utility’s power supplier screens applicants for financial ability at the start of its process, to filter out speculative projects. It screens again before final approval. A site owner without a developer behind it is unlikely to get far.

The published process

  1. Initial screening, 1 to 6 months. Application, non-refundable fee, ownership disclosure and financial screen.
  2. Commitment. A memorandum of understanding, a non-refundable fee and prefunding of the studies.
  3. Studies, 6 to 18 months. Interconnection and power supply studies, then a term sheet and definitive agreements.
  4. Final decision. Final financial screen and approval by the cooperative’s board.
  5. Implementation. The published range is long. We are asking how it applies at this size.

The applicant also pays for any required transmission upgrades and contributes toward any new generation needed to serve the load.

What we bring

  • Site control under a land option, with terms shared under NDA
  • Local relationships and the utility, permitting and site work completed to date
  • Direct conversations with the utility about this project

What we look for

  • Financial strength to pass the screen and fund the studies
  • Experience delivering power-constrained projects
  • A plan that can use a 10 to 20 MW first phase

Structures we would discuss

  • Partnership or joint venture, with the partner funding the early stages
  • Sale of the site rights in stages, tied to study and power milestones
  • Sale with retained upside tied to power energized

What is still open

Available capacity and service terms, fiber details, backup power and county permitting. The site status page lists each one.

Tell us who you are and how you would fund the early stages. We share location and utility details under an NDA and non-circumvention agreement.
